Online - Introduction to HHSRS; The legal context for your staff

Course Overview


When carrying out property inspections and void surveys, registered housing providers must comply with standards laid down by Housing Health & Safety Rating Systems - HHSRS. These are in place to make sure that  health and safety hazards are diagnosed, addressed and guarded against for the future.


If the HHSRS is not complied with, there is a risk that properties do not meet the Decent Homes Standard and their owners can face prosecution by the local council. 


This course is useful for any housing and property management staff that are involved in the lettings of homes. You will develop an understanding of the HHSRS and how it can be complied with for the benefit of tenants and your organisation. You will learn about the hazards faced and consequences of failing to address them, as well as the legal process tenants can follow if their property is not adequately maintained. 


By taking the course online, you are able to reduce travel time and costs while still having all the benefits of the training. All course documents are emailed to you for download made available to you and numbers remain limited so that we can still allow interaction between and amongst trainers and attendees.  They are also structured for comfort and refreshment breaks.  


Scheduled courses are delivered by Zoom and if your organisation wants a bespoke session, we can use Microsoft Teams if you prefer. 



· Consider the requirements of the HHSRS and what that means for your organisation

· Review the 29 hazards set out in the Housing Health and Safety (England) Regulations 2005

· Understanding hazards, risk and consequences

· Discuss the action tenants can take against their landlord where they fail to adequately maintain their property


The trainer will ask the learner to do some work in between the sessions.





Course length

2 x 2hr sessions (4hrs in total)

Both sessions must be completed to form the full course
